Hi, here' a breakdown of my current situation...

I have been renting this property for approx 4 months now. 1 1/2 months ago my cash flow became an issue and my rental deposit was delayed. i had informed the landlord via sms (to which there was no reply). Note: i prefer sms because it serves as proof. Now, 3 days ago i notified him that i had deposited 80% of the backdated owed amount. the balance (including the current month's rent) i deposited yesterday.

rewind to 2 days ago: the owner got upset and said he does not want to rent anymore and wants me to move out in 24hours. i told him very politely that it is not possible plus i have no intention of moving out before the expiry of the agreed 1 year. same thing happened again yesterday. and again today.

My landlord is very typical "chinese" (i am chinese also, btw) and he probably has illegal stuff on his mind to make me move. to make matters worse, i have been chasing the realtor to return the "stamped" TA to me for ages but they have yet to do so.

My questions:

1. Should i make a police report first? being the old school chinese ah pek he is, i fear he may have intent to cause me harm since i told him i have no intention to move out.
2. The agreement has been singed by both partied but i do not have a copy. it is with the realtor. how much of a problem will this pose?
3. what are my rights?
4. my rent is up to date and i have every intention to keep it so. does he have a right to evict me?
5. if he illegally "locks me out", do i have a right to re-enter? Note: i have my dogs at home so leaving the premesis is NOT an option.

any advice would be appreciated. cheers!

Firstly, you should ask the Realtor to settle the Dispute.

Secondly, You said that your Rent Payment is without arrears... Do you have all the Receipts?

With or Without an Agreement in Hand: Your Only Right if you have all the Receipts without Arrears, is that he cannot simply chase you out until you find another place to stay.

If he locked you out, you should report and MUST BRING along the Policemen to show proof of BREAKING the LOCK to RE-ENTER your Rented Place. Otherwise, you will be treated as Burglar and Commiting a House Break-in Case!

Since the relationship with the Ah Pek had turned Sour, it is better to look for a New Place to Rent!

Who knows what could happen to you tomorrow???
