claim but no service provided

I bought an apartment about 20 years ago which comes initially with health farm facilities initially with free membership.As i was away from the country for a few years.  when i return went to the apartment and check out the health farm. There were no facilities and the rooms were locked and the hall empty with some broken furnitures. After a few years recd bills with balance for membership fee accumulating.since there is no services nor facilities available I refuse to pay.The health farm after accumulating the fees of over RM4k but below RM5k now threaten to take legal action.Question is will the co only avenue is through the small claims court only
  and how do I defend myself
