To whom it may concern,

My mom passed away 3 years ago, she left her will, she have a house, is an apartment.... inside her will she left it for me indicated saying i only be able to sell the house when i reach 40, i'm 31 this year. My question is, my mom has passed away and the house is still under her name, what must i do? should i transfer her name to me since she left it for me? second issue is, if i cant find the house grand, i think have lost it, what shall i do in order to obtain a new one? cos i intend to sell the house when i reach 40 next time. third question is, the house have already paid full, if i able to change to my name, can i re-finance it to the bank so that i can get a loan? my mom do not nominate me as a trustee person, so my cousin is the one, so do i need to inform her upon anything? please advice thanks..... last question, may i ask how much for a lawyer fees when i wanna make a will?
